A 12,000 sq ft retail center off University Drive needed a full TPO re-roof after years of patch repairs on a failed EPDM membrane. We phased the install across three weekends to avoid disrupting tenants and delivered a 60-mil TPO system with upgraded insulation.
The Problem
Aged EPDM membrane with 8+ active leak locations across 4 tenant spaces. Ponding water in two areas. Insulation saturated and providing minimal R-value.
Conditions
Fall project — ideal install temperatures, low precipitation week-to-week.
Project Scope
- Full tear-off of EPDM and saturated insulation
- Tapered ISO insulation upgrade to R-30 average
- 60 mil mechanically attached TPO membrane (white)
- All new edge metal and parapet flashing
- Re-flash 14 penetrations and HVAC curbs
- Add 2 new drains in former ponding areas
- Phase across 3 weekends to maintain tenant access
